65 Bayanzurkh residents receive apartments in exchange for land

Sixty-five Bayanzurkh District residents who agreed to exchange their land for apartments were handed their apartment keys on January 19.
City Council Chairman D.Battulga, Deputy Chief of the Urban Planning and Investment Department of the Ulaanbaatar Mayor’s Office S.Ochirbat, Head of the Road Authority of Ulaanbaatar D.Nanzaddorj, Head of the Ger District Development Office Sh.Gankhuyag, and other officials participated in the opening ceremony of the Zurgaan Talt Company apartment for 150 households in 14th khoroo of Bayanzurkh District.
The State Property Commission received the first apartment buildings for 350 households in Nart Town during the ceremony. “Currently, we have provided housing for 65 households,” said P.Ulzii, Zurgaan Talt Company’s general engineer. The company is planning to build a residential area consisting of an office building of 1,500 square meters, a seven-story trade and service center, and  apartments for 1,200 household with green area.
The City Council approved 75 separate areas in 24 locations to implement the Re-planning of the Ger District Project in 2013 to decrease air and soil pollution, and provide a safer and healthier environment for Ulaanbaatar residents. Currently, construction companies have signed bilateral and trilateral agreements with residents, and have started construction on 86.5 hectares of land in 22 locations throughout the capital.
The Re-planning of the Ger District Project plans to build apartments for 7,374 households. In the past two years, Hera Properties, Tsagaan Khuaran Consulting, Beren Group, and Baganat-Urguu have built and commissioned apartments for 1,656 households through the project. From the 1,656, around 500 households exchanged their land for apartments. In the first half of 2016, the project plans to commission apartments for 1,104 households and house more than 4,000 people.
Zurgaan Talt Company was chosen as one of the executors of the project through a government tender in November 2014, and has started construction on 8.4 hectares of land. “Our company signed a trilateral agreement with 138 citizens to use their land and provide them with apartments of the same value in return,” said P.Ulzii.
“We had a 0.07 hectare plot before. Then we made a deal with Zurgaan Talt Company, and we are now moving into our apartment. We exchanged our land for two apartments, a 52.3 square meter apartment with two bedrooms, and a 33 square meter apartment with one bedroom. We have lived in this khoroo for more than 20 years. I’m happy we used our property to get two apartments in return. Nart Town sells one square meter for 1.6 million MNT. So they valued our land at a very high price. I really like our new apartment,” said one of the new apartment owners.
“We had 222 square meters of land, and made an agreements for two 52.3 square meter apartments. I express my gratitude to Mayor E.Bat-Uul and the executor companies who made this project possible. I’m elated,” said a man who received apartment keys.
